What leasing options are available?
We offer 1- and 2-bedroom apartments and townhomes with flexible lease terms, including short-term up to 15-month options (based on availability). Pricing varies by floor plan, lease length, and unit features. Specials may be available on select units.
Are co-living options available?
No, Greentree does not offer co-living arrangements. All residents must qualify individually and be listed on the lease.
Do you have flexible lease lengths?
Yes, we offer flexible lease terms ranging from 3 to 15 months.
Can roommates sign separate leases?
No, roommates must be on one joint lease. Separate leases are not available.
Do you offer individual leases & co-living?

Can I request a specific apartment & can an apartment be held?
Yes, you may request a specific apartment. Apartments can be held once an application is completed and any required fees are paid, subject to availability.
Can an apartment be reserved ahead of time?
Yes, apartments can be reserved in advance once an application is approved and all required fees are paid, subject to availability.
Can I choose a specific apartment before I move in?
Yes, you may choose a specific apartment prior to move-in, subject to availability and once your application is approved and required fees are paid.
Is there a security deposit and is any of it refundable?
Yes, a security deposit is required. The refundable portion, if any, depends on the condition of the apartment at move-out and compliance with the lease terms.
What payments are required before move-in?
Before move-in, you’ll need to pay the security deposit, prorated rent, and any applicable fees outlined in your lease agreement. If you move in after the 25th of the month, first month’s rent will also be required.
How do I apply for an apartment?
You can apply online at greentreeapts.com or in person at the leasing office. A completed application and application fee are required for each applicant.

What qualifications are needed to apply?
Applicants must meet income, credit, rental history, criminal background check and 2 forms of identification . All applicants 18 and older must complete an application and qualify per our rental criteria.
What screening criteria do you use for applicants?
We screen tenants based on rental history, income verification, credit review, background checks, and overall fit with our community standards. All applications are reviewed fairly and consistently.
When is rent due and how can it be paid?
Rent is due on the 1st of each month. There is a grace period from the 2nd through the 5th. Late charges will begin on the 6th.
Are there late fees for rent payments?
Beginning on the 6th, a late fee of 10% of the base rent will be charged.
Do you require a security deposit and how is it handled?
Yes, a security deposit is required at lease signing and is refundable at move-out if the unit is in good condition.
Are utilities inlcuded?
Utilities, including water, sewer, and electricity, are not included and are the resident’s responsibility.
What utilities are included in the rent?
Valet Trash service, common area maintenance area, pest control, parcel package service and renters insurance

Is renter's insurance required?
No, for $14/month paid with your rent, our damage waiver program relieves you of the renter’s insurance requirement. It covers up to $100,000 in property damage from fire, smoke, water (including sewer backup), explosions, or falling objects caused by you, your guests, or occupants.
Can I purchase renter’s insurance through the property?
Yes, the mandatory $14/month fee is included in your property bills and covers our damage waiver program in place of renter’s insurance.
Do you allow subletting or short-term rentals?
No, subletting and short-term rentals are not allowed.
Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?

How do I get my packages/do you have package lockers?
Yes, we have package lockers for residents. You’ll receive a notification when a package arrives, and you can pick it up from the lockers at your convenience within 3 days of the delivery day
Do you offer outdoor grilling areas for residents?
Yes in the pool areas and the picnic area
Do you offer valet trash service and/or recycling?
Yes, Sunday-Thurs between 7pm-11pm
What trash and recycling services are provided?
Only valet trash service, no recycling.
What is the smoking policy?
Our community is non-smoking. Smoking is not allowed in apartments, balconies, or common areas.
Are pets allowed, and what is the pet policy?
Yes, pets are allowed. There is a pet fee and deposit, and certain breed and size restrictions may apply. Please contact us for full details.
Do you have a dog park or pet washing station?
Yes we have a dog park only.
What is the parking situation?
Reserved parking is $35/month. All resident and guest vehicles must be registered, with a maximum of 3 vehicles per unit.
Is parking assigned or open?
Open, only reserved spots are assigned.
What is your policy on guests staying overnight?
Guest can stay a maximun of 7 days.
Are there quiet hours or community rules I should know about?
Residents are asked to keep noise to a minimum after 10 PM.

The apartments were built in 1984 and renovations were done in 2021
